Broomhill Manor 

The booking contract is between Broomhill Manor (referred to as “us” or “we”) and the person making the booking on behalf of their party (referred to as “Lead Booker”, “you” or “your”).  The Contract is subject to UK law.  The Contract will not take effect until the deposit is received.  The Lead Booker must be at least 18 years of age and must supply the names, addresses and ages of the party.

Bookings and Payment

Bookings will be confirmed upon receipt of a 35% deposit of the full cost of the holiday.  The balance will be due six weeks prior to the commencement of the holiday.  We reserve the right to cancel a holiday where payment has not been received by the due date.  If the booking is made within 6 weeks of the start date, the full cost of the holiday will be required at the time of booking.  Once you have a confirmed booking (the deposit has been paid), you are liable for the full rental cost even if you subsequently cancel.  Payment can be made by MasterCard, Visa or Bank Transfer.

Cancellation

  1. Cancellation by you

1.1     Cancellations must be immediately notified to us and confirmed in writing (email).

Cancellation of the booking will be treated differently based on the reason for the cancellation, the length of time between cancellation and your holiday, and our ability to re-let the property, as follows:

1.1a  National or Regional Lockdown – In the event of a national or regional lockdown, where we are prevented from opening, you will receive a full refund.

1.1b   Your inability (or the inability of any, some, or all of your party) to stay at your hired Cottage for any other reason.  This includes – but is not limited to – illness (including Covid), a requirement or recommendation to self-isolate or quarantine, a call to jury duty, incarceration, a change in personal or work circumstances, family emergencies, travel delays, vehicle breakdown, and delays with public transport.  These remain at your risk and do not give rise to a right to cancel or to receive a refund, except as provided in 1.2 or 1.3 below. You are strongly recommended to take out UK travel insurance to cover these eventualities. If you choose not to take out UK travel insurance, then you accept responsibility for any loss that you may incur due to your cancellation.

1.2          If there are fewer than 60 days before the start of your stay, with the exception of 1.1a above, any refund we give you will be subject to our ability to find an alternative booking. If we are unable to find an alternative guest for the period of your booking, we will not offer you a refund. If we are able to find an alternative guest for the period of your booking, you will be entitled to a refund equal to the lesser of:

(a)                  the full cost of your booking, less an administrative charge of up to £75 to cover the cost of cancellation and remarketing the cottage (these costs include our admin costs, remarketing costs, bank fees, accounting fees, agency fees or commission payments); or

(b)                  The fee paid by the alternative guest for the accommodation, less our administrative charges described above, and any refund under this clause will be made within 14 days of the booking start date.

1.3          If there are more than 60 days before the start of your stay, we will offer you a full refund on cancellation, subject to an admin charge of up to £75 and any costs making specific arrangements requested by you in respect of your booking (for example, where you have requested certain activities, additional facilities, etc.). Any such refund will be made within 14 days of written confirmation of your cancellation.

  1. Cancellation by us

In the event that we are unable to provide the accommodation as stated due to circumstances beyond our control (eg fire, flood, exceptional weather conditions, damage/destruction), Broomhill Manor may, at its sole discretion, offer you:

a)            a full refund; or

b)            alternative holiday dates; or

c)            such other remedy as Broomhill Manor considers appropriate with regard to the circumstances.

Liability is restricted to the return of all monies paid. If we have to terminate your holiday early you will be refunded part of the booking fee based on the time remaining of the booking.  No additional compensation, expenses or costs will be payable.

We strongly recommend that you take out suitable insurance that will cover you in the event of cancellation of your UK holiday. There are several suitable options, including cover for COVID-related cancellations, on comparison sites such as www.gocompare.com, where you can check which policy will be best for your particular requirements.  We are not selling, promoting, endorsing or recommending any particular product, and do not benefit financially or have any formal relationship with any of the providers.

Arrivals, Departures and Period of Hire

Bookings are from 4.00 pm on the day of arrival until 10.00 am on the day of departure.  Late departures may result in you being charged for an additional day’s rental.  The property is only to be used for the purposes of holiday during the period booked and not for any other purpose or period of time.  There is no relationship created between the parties of Landlord and Tenant.  You shall not be entitled to a new tenancy, or to any assured short hold or assured tenancy or any statutory protection under the Housing Act 1988 or other statutory security of tenure now or at the end of the Holiday Period.

Number of persons using the Property

The maximum number of guests is stated on the website.  Under no circumstances can extra guests be accommodated.  We reserve the right to decline accommodation if this condition is not observed.

Visitors

Any persons other than members of your party may not use the facilities at Broomhill Manor.

Towels and Linen

All bed linen, towels, and kitchen towels are supplied, except for swimming/beach towels and cot bedding.

Rules and Procedures

Guests are required to familiarise themselves with and observe the rules and procedures of Broomhill Manor contained within the Information Book in each property, particularly regarding Health and Safety around the swimming pools, in the grounds and while using hot-tubs.

Liability

Whilst every effort is made to ensure the safety of guests, the cottages and facilities at Broomhill Manor are used entirely at your own risk.  Broomhill Manor, its employees and representatives shall not be liable for any loss or damage to your property, howsoever arising.  You must take all necessary steps to safeguard your personal property and baggage.  No responsibility can be accepted for loss or damage to motor cars.

Damage and Care of the Property

You are responsible for the property during the Holiday Period and are expected to take reasonable care.  The cottage is thoroughly cleaned prior to the hirer’s arrival, and the booker undertakes to leave the cottage, furniture and equipment clean and tidy at the end of the hire period.  We reserve the right to demand the immediate withdrawal of any persons behaving in a manner detrimental to the property or comfort of other guests.  All damage and breakages are the legal responsibility of the booker and should be made known to the owners.  If you lose a key, we will replace it upon your paying for the cutting of a new one.

Pets

In view of the proximity of horses and farm animals, we only allow a small number of well-behaved dogs by prior arrangement in certain cottages.  We do not charge for dogs, but we do reserve the right to charge for any additional cleaning services or damage they may cause.  Dogs must be kept on leads when walking within the grounds and must not be left unattended in your cottage.

Smoking or Vaping

Smoking or vaping is not allowed in any of the cottages or internal public areas and any breach of this condition could result in a cleaning charge.

Fire Safety

Candles, fireworks, indoor smoking and similar fire hazards are not allowed. Guidance for the use of wood burners must be observed. Familiarise yourself with the Fire Safety Emergency Plan.

Right of Entry

We shall be allowed the right of entry to the property at all reasonable times for purposes of inspection or to carry out necessary repairs and maintenance.

We make every effort to ensure that you have an enjoyable stay but if you have any problem or cause for complaint, please contact us immediately to give us the chance to resolve it during your stay.

Cormorant

A level walk on some gravel of approximately 60m from the stable car park. Through large shared courtyard area. Step up over threshold into hallway. Almost opposite is the door to the master bedroom with kingsize bed. Along the hall to the right, next to the master bedroom, through a door is a twin bedroom and at the end of the hall, through a door is a bedroom with bunk-beds. Turning left from the front door, a door on the left accesses the bathroom. Bath with shower over, w.c. and basin. At the end of the hall, through a door is the open plan kitchen/living room. At the end of the living room, through a narrow arch, step down into the dining room. Sliding patio doors lead to the fenced garden. Mainly paved with decking area around hot-tub. Gate leading down slope to Manor House lawn and grounds. Picnic table, BBQ, and lighting.

Dunlin

From the top car park 15 m down a gravelled slope with small step. Up 2 steps then turning left, up 1 step to front door under covered porch with light. Up step over threshold into open plan living room and kitchen/diner. From living room stairs with handrail lead down 7 steps to half landing. Then down 4 more stairs to inner hallway. Through doorway on left there is a bedroom with 2 single beds. Off this room, through a doorway is an en-suite shower room. Shower cubicle, wc and basin. The other door from the hallway accesses the master bedroom with kingsize bed. A door from this room leads to an en-suite bathroom with bath, w.c. and basin. Outside the cottage, across the path is a large gravelled area with picnic table and BBQ.]

Fulmar

A level walk on some gravel of approximately 50m from the stable car park to front door with outside light. Up shallow step into living room. At the end of the living room through a wide archway is the kitchen/diner. A door from this leads to a twin bedroom. From the living room a narrow, dog-leg staircase with hand rail, of twelve stairs, leads up to a small landing. From landing a door on the left leads to the master bedroom with kingsize bed. Also off the landing is the small shower room. Shower cubicle, w.c. and basin. Outside the front of the cottage is a gravelled area with picnic table and BBQ

Grebe

From the top car park 20m down a gravelled slope with a small step after 10m and then more gravel and a level path. 3 steep, narrow steps lead into the porch with light. Step up over the threshold into the open plan living room and kitchen/diner. A steep staircase takes you DOWN 7 steps to a landing then turns and takes you down 4 further steps to an inner hallway. The door on the right accesses a bedroom with a single bed and bunk-beds. This leads through a door into an en-suite with bath and shower over, w.c. and basin. The other door from the hallway accesses the master bedroom with double bed. A door from this room leads to a small ensuite with shower cubicle, w.c. and basin. Opposite the front door, across the path, is a large gravelled area with picnic table and BBQ.

Heron

A level walk of approximately 35m from one car park. (Can also be accessed from another car park which involves a climb of 3 steps before reaching the front path to the cottage.) Front door with cover and light over. The cottage is all on one level. Step up through door into hallway. To the left, at the end of the hall, through a door is a twin bedroom. Next door, also accessed through a door from the hall is another twin. Next door, closest to the front door, is the master bedroom with kingsize bed. Moving to the right from the front door, the first door on the left is the large bathroom. Bath with shower over, w.c. and basin. At the end of the hall is the large open plan living room/kitchen. There is a level lawned area to the front of the cottage with picnic table and BBQ.

House Cottage

A level walk of approximately 20m from private parking space across gravel to front door with outside light. Over threshold down into large living room/dining area. Through archway into kitchen. At the far end of the kitchen a doorway leads to a small inner hallway and then turning left through another doorway is the bathroom. Bath with shower over, w.c. and basin. Also leading off the kitchen through a narrow doorway is the narrow, dog-leg staircase with handrail. Up 10 stairs to half landing, turn left, up 3 stairs to landing. To the right, through a doorway is the master bedroom with 5’bed. Also off the landing through another doorway is the second bedroom with three single beds. Outside the front of the cottage, turn left through garden gate into a private lawned garden with picnic table and BBQ.]

Kingfisher

A level walk on some gravel of approximately 60m from the stable car park. Through large shared courtyard area. Step up over threshold into open plan kitchen/living room. From the living room a narrow doorway leads one step down into the enclosed garden. Mainly laid to lawn with decking area around hot-tub. Gate leading to front path (narrow access). Picnic table, BBQ and lighting. From the kitchen area a doorway leads to a small inner hallway. Immediately opposite through door is the master bedroom with kingsize bed. Next door to this is a twin bedroom. At the end of the hall through door is a small bathroom. Bath with shower over, w.c. and basin.

Kittiwake

A level walk of approximately 45m from one car park. Can be accessed from a nearer car park via a level gravel walk, three stone steps and path to the front door with cover and light over. Step over threshold into hall. Opposite the front door is the bathroom. Bath with shower over, w.c. and basin. Turning left from the front door and along the hall. First right through a door is the master bedroom with kingsize bed. Continuing down the hallway and up a step, the next right is a bedroom with twin beds. At the end of the hall is a bedroom with bunks. Turning right from the front door, through a door into the kitchen area. From the kitchen, five stairs lead down into the living area. Outside the front of the cottage, down three stone steps, there is a picnic table and BBQ set on gravel.

Manor House West Wing

From the top car park, 20m down a gravelled slope with slight step, 5m to 5 wide steps, 17m to 4 further steps, path to front door. Step down into large inner hall. Staircase up comprising 3 steps to small landing, 3 more steps to small landing, 6 steps to a small landing with doorway on left leading to large bedroom with twin beds. 6 more steps to main landing. Turn left and through door to family bathroom. Bath with shower over, w.c., basin. Turning right at the top of the stairs, turn left through wide archway and right through door into large living room/dining area. Further along the hall is the doorway to the kitchen (with access to dining area). Turn right through doorway off hall to the master bedroom with 5’ bed and en-suite bathroom. Bath with shower attachment , w.c. and basin. The final door from the hall leads to a bedroom with twin beds. Outside the front door to the West Wing is an paved area with picnic table and BBQ.

Nightingale

A level walk on some gravel of approximately 60m from the stable car park. Through large shared courtyard area. Step up over threshold into hall. Turn right along the hall. The first door on the left is the master bedroom with kingsize bed. The next door leads to the twin bedroom. The room at the end of the hall has bunk-beds. Turning left from the front door and along the hall. The first door on the left is the bathroom. Bath with shower over, w.c. and basin. At the end of the hall, through a door is the open plan kitchen/living room. There is access through a narrow door, down two steep steps into the fenced garden. Mainly laid to lawn with a decked area surrounding the hot-tub. There is a gate out onto the front path. Picnic table, BBQ and lighting.

Puffin

A level walk on some gravel of 70m from the stable car park. (Can also be accessed from top car park down gravel slope, small step and path – about 50m). 2 steep steps up to front door and over threshold into open plan living room and kitchen/diner. From the living room a steep, narrow, dog-leg staircase with hand-rail leads up 12 steps to the landing. Through door directly opposite to the shower room. Shower cubicle, w.c. and basin. To the right off the landing is a bedroom with bunks and a single bed. To the door on the left to the master bedroom with double bed. To the front of the cottage, over the path, is a gravelled area with picnic table and BBQ.

Round House

Adjacent to the top car park. Step over the threshold into an open plan living room kitchen/diner. A second doorway at the end of the kitchen area leads to the outside down 3 stone steps. Off the living room, through a door with restricted headroom is an inner hallway. A door off this hall leads into a large bathroom. Large corner bath with shower over, w.c. and basin. Six, straight, narrow stairs lead from the inner hallway to a half landing, followed by four angled stairs up the narrow staircase and round to the left with low headroom to landing. The first door on the right leads to the children’s bedroom with a set of bunk beds and the option of a pull out futon-style bed or room for a cot. Also off the landing, through another doorway is the master bedroom with a 5ft double bed. Outside the front of the cottage, across the private access lane is a private mainly lawned garden with picnic furniture and BBQ.

Sandpiper

A level walk on gravel of approximately 12m from the car park to front door with cover over and light. Step over the threshold into the hall. On right through a door is a bedroom with bunk-beds. Straight ahead through a door is a twin bedroom. Off the hall and next to the twin, through a door is the master bedroom with kingsize bed. Along the hallway to the left, through a door, is the bathroom. Bath with shower over, w.c. and basin. At the end of the hallway, through a door is the open plan kitchen/living room. A door from the living room leads to a private lawned garden, down a step. There is a level gravelled area with a private gate access to the car park. One step down to decking surrounding the hot-tub. Outside lights present with picnic table and BBQ.

Seagull

A level walk on some gravel of 80m from the stable car park. (Can also be accessed from top car park down gravel slope, small, step and path – about 40m). 2 steep steps up to front door and over threshold into open plan living room and kitchen/diner. From living room a steep dog-leg staircase with handrail leads up 12 steps to the landing. Through the door opposite is the shower room. Shower cubicle, w.c. and basin. The door to the left leads to a bedroom with bunk-beds and a single bed. The door to the right leads to the master bedroom with double bed. To the front of the cottage, over the path, is a gravelled area with picnic table and BBQ.

Swallow

A level walk of approximately 10 metres from the car park to the door with cover over and light. The cottage is all on one level. Step over the threshold into the hall. To the right through doorway is the bedroom with double bed leading through door to en-suite bathroom. Bath with shower over, w.c. and basin. Turning left from the front door, through a doorway into the open plan living room and kitchen. There is a level lawned area to the front of the cottage with picnic table and BBQ.

Woodlark

A level walk on gravel of approximately 25m from the car park to slight step to front door with cover and light. Step over the threshold into the hall. To the right is the open plan kitchen/living room. There is a steep step through a door from the living room into the fenced back garden. Level gravelled area with picnic table and BBQ and lighting. Mainly level lawn. Shallow step leading to decking surrounding hot-tub. Side access through gate to the front of cottage. Turning left from the front door along the hallway, the first door on the right leads to the master bedroom with kingsize bed. The next door on the right is a bedroom with single bed and bunk-beds. At the end of the hall a door leads to the narrow bathroom. Bath with shower over, w.c. and basin.

Woodpecker

A level walk of approximately 20 metres from the car park to the door with cover over and light. The cottage is all on one level. Step up through door into hallway. To the right through a door is the master bedroom with double bed. Following the inner hallway to the left and through a door is the bathroom. Bath with shower over, w.c. and basin. A good sized room. At the end of the hall is the second bedroom containing bunk-beds. Back through the hall, past the front door, another door leads into the living room, through which the kitchen is accessed. There is a level lawned area to the front of the cottage with picnic table and BBQ.
